# DSCR Loans in Florida: The Complete Investor Guide (2026)

*By John Kleopoulos, Mortgage Loan Originator, NMLS #2686219 | Loan Factory, Inc., NMLS #320841 | Last reviewed October 19, 2026*

**The short answer:** A DSCR loan qualifies an investment property on its own rent instead of your tax returns. Lenders divide the market rent by the full monthly payment (principal, interest, taxes, insurance, and any HOA dues); a result of 1.0 or higher means the rent covers the payment, and 1.25 or higher gets the best pricing. Typical terms in 2026: 20% to 25% down, a 660 to 680 minimum credit score, three to six months of reserves, and rates roughly 0.25 to 1.00 point above conventional. On today's Space Coast numbers, a $376,018 median single-family home renting at the county's $2,138 median does **not** reach 1.0 at 20% down, which is exactly why the deal you pick matters more than the loan program.

I originate DSCR loans across Florida from Palm Bay, and I shop them across 240+ wholesale lenders, which matters more for DSCR than for almost any other product because no agency sets the rules. Every lender has its own ratio floor, prepayment menu, and pricing grid. This guide is the full picture: how the ratio works, what lenders want, what a deal actually looks like on real Brevard rents, the Florida-specific costs that catch out-of-state investors, and when a DSCR loan is the wrong tool. The linked spoke articles go deeper on requirements and on short-term rentals.

## Key numbers (as of October 19, 2026)

- 30-year fixed conforming average: 7.40%, Freddie Mac PMMS, week of October 15, 2026. DSCR rates typically run above this; I use a round 7.75% as the illustration throughout. ([Freddie Mac](https://www.freddiemac.com/pmms))
- Typical DSCR ratio floor: 1.00 to 1.25 for standard pricing; some programs go to 0.75 with more down and a higher rate (typical lender ranges, not a rule).
- Typical down payment: 20% to 25% on a purchase; 75% to 80% loan-to-value on a cash-out refinance.
- Typical minimum credit score: 660 to 680, with pricing tiers at 700, 720, and 740+.
- Typical reserves: 3 to 6 months of the full payment, more for multiple financed properties.
- Brevard County median single-family sale price: $376,018, August 2026. (Space Coast Association of REALTORS)
- Brevard County median rents: 3-bedroom $2,138/mo, 4+ bedroom $2,463/mo; Palm Bay 3-bedroom $1,955/mo. ([Rentometer](https://www.rentometer.com/average-rent-in/county/brevard-county-fl), 2026)
- Florida closing taxes on a financed purchase: documentary stamp tax on the note 0.35% of the loan, intangible tax 0.20% of the loan, documentary stamps on the deed 0.70% of the price (customarily seller-paid in most of Florida). ([Florida Department of Revenue](https://floridarevenue.com/taxes/taxesfees/Pages/doc_stamp.aspx))

## How the DSCR ratio works

DSCR stands for debt service coverage ratio. The formula is simple:

- DSCR = gross monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance, and association dues)
- Rent of $2,500 and PITIA of $2,000 = 1.25
- Rent of $2,000 and PITIA of $2,000 = 1.00
- Rent of $1,800 and PITIA of $2,000 = 0.90

Three things about the formula that surprise people:

- **Gross rent, not net.** Vacancy, management, maintenance, and capex are not subtracted. That's generous, and it's why a 1.0 DSCR loan can still be a cash-flow-negative property in real life. I'll come back to this.
- **The lender's rent, not yours.** On a purchase, the appraiser completes a rent schedule (Form 1007 for single-family, 1025 for 2-4 units) using comparable rentals. If the property is already leased, most lenders use the lower of the lease and the appraiser's figure, with some allowing the lease if it's within a reasonable margin. Your projected rent from a listing site doesn't enter into it.
- **The full payment, including the reset tax bill.** Florida reassesses at sale and non-homestead properties get no exemption and a 10% assessment cap instead of 3%. Lenders underwrite to the realistic new tax, not the seller's old bill, and so should you.

## What lenders require for a DSCR loan in 2026

There's no Fannie Mae for DSCR. Each lender publishes its own matrix, and the spread between the strictest and the most flexible is wide. The typical ranges I see across my lender panel:

- **Ratio:** 1.00 minimum is the most common floor; 1.25+ earns the best rate. Sub-1.0 programs (down to 0.75, occasionally lower) exist with 25% to 35% down and a higher rate.
- **Down payment:** 20% for strong files (740+ credit, 1.25+ ratio); 25% is the safe planning number. Gift funds are limited or not allowed; it's your capital.
- **Credit:** 660 to 680 floor; every 20 points up to 740 improves pricing.
- **Reserves:** 3 to 6 months of PITIA after closing, often 2 months more per additional financed property. Cash-out proceeds can sometimes count.
- **Property types:** 1- to 4-unit residential, warrantable and many non-warrantable condos, townhomes; some lenders do 5- to 10-unit and mixed-use under a small-balance commercial variant.
- **Vesting:** closing in an LLC is standard and usually preferred; the members typically sign a personal guaranty.
- **Experience:** first-time investors are fine with most lenders, though a few require you to own a primary residence or have a prior rental.
- **No DTI, no tax returns, no employment verification.** That's the point of the product.
- **Prepayment penalty:** the norm. A 5-4-3-2-1 or 3-2-1 step-down (percent of balance in each year) buys a lower rate; buying the penalty out costs rate. Florida permits these on business-purpose loans.

The item-by-item version, with document checklists, is in [DSCR loan requirements in Florida](https://loanswithjohnk.com/dscr-loans-florida-requirements/).

## Worked example: does a Brevard rental pencil?

Here's the uncomfortable math, because it's the math your lender will run. All figures are illustrations at a round 7.75% 30-year fixed DSCR rate, non-homestead taxes estimated at 1.4% of the purchase price, and insurance illustrated at $275/month. No HOA.

**Scenario A: the county median single-family at the county median rent**

- Price $376,018, rent $2,138 (Brevard 3-bedroom median)
- 20% down: loan $300,814, P&I $2,155, taxes and insurance $714, PITIA $2,869, DSCR 0.75
- 25% down: loan $282,014, PITIA $2,734, DSCR 0.78
- 30% down: loan $263,213, PITIA $2,599, DSCR 0.82
- Rent needed for 1.00 at 25% down: $2,734. For 1.25: $3,418.

That's a sub-1.0 deal at any normal down payment. Some lenders would still fund it at 30% down and a rate premium, but the property loses money every month before vacancy and repairs. The median house in Brevard is a good home and a mediocre rental at today's prices and rates. That's not a DSCR problem; it's a cap-rate problem.

**Scenario B: a $280,000 Palm Bay or Cocoa 3-bedroom renting at $2,150**

- 20% down: loan $224,000, P&I $1,605, taxes and insurance $602, PITIA $2,206, DSCR 0.97
- 25% down: loan $210,000, PITIA $2,106, DSCR 1.02
- 30% down: loan $196,000, PITIA $2,006, DSCR 1.07
- Same deal, 25% down, interest-only option: payment $1,356 plus $602 taxes and insurance, PITIA $1,958, DSCR 1.10

Scenario B is where most of my Brevard DSCR purchases actually live: below-median price, rent at or above the area median because the house is in good condition or has a fourth bedroom, 25% down, and sometimes an interest-only period to clear the ratio at better pricing. The difference between A and B is not the loan. It's buying $96,000 cheaper and renting $12 higher.

Two levers change the ratio without changing the property:

- **Rate buydown.** Paying points to drop the rate lowers P&I and lifts the DSCR; useful when you're a few hundredths short of a pricing tier.
- **Interest-only.** Many DSCR programs offer a 10-year IO period. The ratio is calculated on the IO payment, which can move a 0.97 to a 1.10. You give up amortization for those years; I only recommend it when the plan is a refinance or sale inside the IO window.

## Florida-specific costs that out-of-state investors miss

- **Doc stamps and intangible tax.** On a $210,000 loan: $735 in note doc stamps plus $420 intangible tax, both paid by the borrower at closing. Deed stamps of 0.70% of the price are customarily the seller's in Brevard, but it's negotiable.
- **Property tax reset and no homestead.** A rental is assessed at market after sale, gets no $50,000 exemption, and future increases are capped at 10% a year instead of 3%. Budget 1.3% to 1.6% of price in Brevard depending on the municipality. I set escrows on the reset figure, not the seller's; [here's what happens when lenders don't](https://loanswithjohnk.com/escrow-shortage-florida/). Florida's Amendment 3 on the November ballot affects homestead property only; rentals are unaffected either way ([explainer](https://loanswithjohnk.com/florida-amendment-3-property-tax/)).
- **Insurance.** Wind, roof age, and flood zone drive the premium. Landlord (DP-3) policies run above homeowner policies. Get a quote during due diligence, with a wind mitigation inspection; a 2015+ roof and hurricane straps can cut the premium by a third.
- **Flood.** Much of beachside Brevard and the Indian River frontage is in a Special Flood Hazard Area, and lenders require flood insurance there. It goes into the PITIA for the ratio.
- **No state income tax.** The upside. Rental income isn't taxed at the state level in Florida, which is part of why out-of-state capital keeps arriving.
- **Short-term rentals.** Many DSCR lenders will use short-term rental income (AirDNA-style projections or 12 months of actual history, usually haircut 20% to 25%), but Brevard's beachside cities regulate STRs differently from one another, and the lender will want to see the registration. I cover Cocoa Beach and Cape Canaveral rules and how lenders treat STR income in [the Space Coast short-term rental DSCR guide](https://loanswithjohnk.com/cocoa-beach-short-term-rental-dscr/).

## DSCR vs. conventional investment loan vs. other options

A DSCR loan is not always the cheapest money. The honest comparison:

- **Conventional (Fannie/Freddie) investment loan.** Usually 0.25 to 1.00 point cheaper in rate, no prepayment penalty, and 15% down is possible on a single-family. But it requires full tax returns and a DTI under roughly 45% to 50%, counts 75% of rent toward income, limits you to 10 financed properties, and must close in your personal name. If you're a W-2 earner with clean returns and fewer than ten financed properties, a conventional loan often wins, and I'll say so.
- **DSCR.** Wins when your tax returns understate your income (heavy depreciation, write-offs, self-employment), when you're past ten financed properties, when you want LLC vesting, or when speed matters: no income documentation means a leaner file and typically a 21- to 30-day close.
- **Bank statement loans.** For a primary residence or a second home when you're self-employed; not for a rental held in an LLC.
- **Hard money / bridge.** For a property that doesn't yet rent (heavy rehab, vacant, uninhabitable). The standard sequence is bridge to buy and renovate, then a DSCR cash-out refinance once it's leased, usually after a 6-month seasoning period for the lender to use the new appraised value.
- **Commercial / portfolio loans.** For 5+ units or blanket loans across several properties. Shorter terms, balloons, and usually recourse.

## The DSCR cash-out refinance: the BRRRR step

The refinance side is where DSCR loans do their best work for Florida investors. Typical structure:

- Up to 75% to 80% of the appraised value, with the ratio calculated on the new, larger payment
- Most lenders require 6 months of ownership before using the appraised value rather than the purchase price (some allow 3 with documented rehab)
- Rent is established by the in-place lease and the appraiser's rent schedule
- Proceeds are yours; no "stated purpose" required, though reserves rules still apply

Illustration: you bought the Scenario B house with cash at $280,000, put $25,000 into it, and it appraises at $335,000 leased at $2,250. A 75% cash-out is $251,250. At 7.75%, PITIA is roughly $2,466 including the reset tax and insurance, for a DSCR of 0.91, so you'd likely take 70% instead ($234,500, DSCR around 0.96) or accept the sub-1.0 pricing. That's the trade-off between pulling the most cash and holding the best rate, and it's a decision, not a formula.

## What can go wrong, and how to avoid it

- **The appraiser's rent comes in low.** The most common DSCR surprise. We can supply comparable leases to the appraiser up front, and if the property is leased, a strong lease with a deposit on record helps. Underwrite your offer at 5% to 10% below your expected rent.
- **The tax estimate is wrong.** Use the Brevard County Property Appraiser's estimator at the purchase price, not the current bill.
- **Insurance quote arrives late and high.** A $100/month insurance miss moves the ratio by 0.04 to 0.05. Bind the quote before you lift inspection contingencies.
- **Prepayment penalty you forgot about.** If the plan is to sell or refinance in 18 months, buy down or buy out the penalty at closing. The rate difference is usually smaller than the penalty.
- **Condo questionnaire issues.** Post-2022 Florida condo laws (milestone inspections, reserve studies) mean some buildings fail lender review. Get the questionnaire during due diligence.
- **Thin reserves after closing.** Lenders check reserves; so should you. A rental with no reserve for a roof or a vacancy is a rental you'll sell at the wrong time.

**From my files:** The investors who do well with DSCR loans in Brevard right now have one thing in common: they underwrite the deal before they underwrite the loan. They know the rent, the reset tax, and the insurance before they make an offer, and they come to me with a target ratio, not a target price. The loan program then just has to match. The ones who struggle fall in love with a house that would be a fine primary residence and try to make the financing fix the cap rate. It can't.

## FAQ

**Can I get a DSCR loan with no rental experience?**
Yes, with most lenders. A few require a prior rental or an owned primary residence; I'll match you to one that doesn't.

**Can I close in an LLC?**
Yes, and most lenders prefer it. Expect a personal guaranty from the members and entity documents (articles, operating agreement, EIN letter) in the file.

**Does a DSCR loan show up on my personal credit?**
Most are not reported to the consumer bureaus when closed in an entity, but the guaranty is a contingent liability, and conventional lenders will ask about it on your next primary-home application.

**Can I use projected short-term rental income?**
Many lenders will, with a market projection (haircut) or 12 months of actual history, and proof the STR is permitted and registered where the property sits. Details in the short-term rental guide linked above.

**What's the minimum loan amount?**
Typically $100,000 to $150,000, which rules out some of the lowest-priced Brevard inventory. A few lenders go to $75,000.

**Is there a maximum number of properties?**
No program-wide cap. Individual lenders set exposure limits per borrower (often $3 million to $5 million), and reserves scale with the number of financed properties.

**Can a foreign national get a DSCR loan in Florida?**
Yes, through specific programs, usually with 30% to 35% down, a higher rate, and a U.S. bank account for reserves.

**How long does a DSCR loan take to close?**
Typically 21 to 30 days. The appraisal with rent schedule is the pacing item.
