Am I Even a Candidate?

Most people rule themselves out before they ever pick up the phone. A rough patch on your credit, income that doesn't come on a W-2, one bank that said no — none of those is the end of the road. It usually just means the last person you talked to only had two boxes to put you in.

No credit pull. No obligation. I'll get back to you personally — usually the same day.

THE SHORT ANSWER

Probably yes — and if not yet, I'll tell you exactly what "yet" means.

A "no" is almost never about you. It's about one lender's rulebook. Every lender adds its own overlays on top of the baseline guidelines, and those overlays are all over the map. The same file that's a dead end at one bank is a routine Tuesday at another. My job is to find the other.

Common Worries

The four things people think disqualify them

"My credit isn't great."

A lower score, a late payment, even an old collection changes which program fits — it doesn't close the door. FHA exists specifically for credit that isn't perfect, and several lenders in my network specialize in exactly these files.

"I'm self-employed and my tax returns don't tell the story."

Write-offs, a newer business, seasonal income — I've got lenders who underwrite on bank statements instead of tax returns, because W-2 math was never built for how business owners actually get paid.

"I already got told no."

One lender's "no" tells me where the door is, not that it's locked. Putting the same file in front of a broader set of lenders is often the entire difference.

"My income is complicated."

Job change, a gap, commission or bonus pay, retirement or rental income — nearly all of it can be documented and counted. It just takes someone who knows how to structure the file so it's counted.

How It Works

Why one bank's answer isn't the whole story

A single bank can only offer what's on its shelf, and it's quick to say no to a first-timer who doesn't fit its narrowest box. I put your file in front of 240+ lenders competing for it — so a "no" from one is the start of the search, not the end of it.

A

Doesn't fit their box

B

Reviewing your file

C

Program fits

Illustrative — outcomes depend on your full application.

FAQ

Questions people don't want to ask out loud

Will you pull my credit just to talk?

No. The first conversation is a conversation. Nothing gets pulled or submitted without you saying so.

What if the honest answer is that I'm not ready?

Then I'll tell you that — and exactly what to do so we're having a different conversation in three or six months. Nobody gets brushed off.

Is it embarrassing to ask if I even qualify?

It's the smartest question on this page. The people who don't ask are the ones who keep renting for years they didn't have to.

I've got a bankruptcy or foreclosure in my past. Is it over?

Not automatically. Waiting periods exist and they vary by program. Let's find out where you actually are on the clock instead of guessing.
