FAQ · Broker vs. Bank

Is a Broker Actually Better Than a Bank?

Fair question, and I'll give you the honest answer even though I'm a broker: it depends on what each one can actually put in front of you. Here's the real difference, so you can decide for yourself.

No credit pull. No obligation. I'll get back to you personally — usually the same day.

THE SHORT ANSWER

A bank can only offer you the bank. A broker can offer you the market.

That's the whole distinction. Everything else follows from it. A bank's loan officer has one lender's products to offer you. I don't have "a product" — I have a search. And broker compensation is regulated so it can't steer you toward a lender based on the terms you get. My incentive is the same as yours: the loan that closes, on terms that fit.

Common Worries

The four ways this usually plays out

"I'll just use my bank."

Walk in and you'll be offered whatever loans that one institution underwrites, at whatever pricing it has that day. If your file fits their box — great. If it doesn't, there's no next option in the room. You start over somewhere else.

"I'll go with the big call-center lender."

A queue, a ticket number, and a script built to close volume — not your situation. The real problem isn't the wait. It's the handoffs: the person who quoted you isn't the one processing your file, who isn't the one underwriting it, who isn't the one closing it. Nobody owns your loan end to end. When something needs a decision, it sits — and that's how closing dates get missed and things go wrong.

"A broker is just a middleman."

A middleman with 240+ doors instead of one. Your file goes to the lender whose guidelines and pricing fit it best. If lender A isn't competitive or doesn't like the file, we're already on to B — without you filling out anything again.

"My bank might actually win."

It might. If you have a long relationship with a bank that offers relationship pricing, and your file is simple and squarely in their box, that's worth checking — and I'll tell you so. If the bank wins, you've lost nothing but fifteen minutes.

How It Works

Why one bank's answer isn't the whole story

A single bank can only offer what's on its shelf, and it's quick to say no to a first-timer who doesn't fit its narrowest box. I put your file in front of 240+ lenders competing for it — so a "no" from one is the start of the search, not the end of it.

FAQ

Questions people don't want to ask out loud

"What if my file doesn't fit and I find out late?"

A SINGLE BANK: One set of guidelines. If your file doesn't fit, you may be starting over somewhere else, often with a contract deadline running.
WITH ME: 240+ lenders' guidelines to match against. If one isn't the fit, your file moves to the next without you re-submitting everything.

"How do I know I'm not overpaying?"

A SINGLE BANK: One quote tells you what one lender will charge. That's all you get to compare it to.
WITH ME: Your file is shopped across the market, so you see what's available, not just what's on one shelf.

"Who do I call when something goes wrong?"

A SINGLE BANK: Your file can pass between a loan officer, processor, underwriter, and closer. You may be re-explaining your situation each time.
WITH ME: One person from first call to closing. The person who knows your file is the one who answers.

"What if I need to close on a deadline?"

A SINGLE BANK: Timelines depend on one lender's queue and how many departments touch your file.
WITH ME: I work with lenders who move quickly, and one person tracks your timeline so decisions don't sit waiting.
