# VA Loans on the Space Coast: The Complete 2026 Guide

*By John Kleopoulos, Mortgage Loan Originator, NMLS #2686219 | Loan Factory, Inc., NMLS #320841 | Last reviewed October 19, 2026*

**The short answer:** A VA loan lets an eligible veteran, service member, or surviving spouse buy a home on the Space Coast with $0 down, no monthly mortgage insurance, and a one-time funding fee of 2.15% on first use (waived entirely if you receive VA disability compensation). On Brevard's median single-family home of $376,018, that means a $0 down payment, an $8,084 funding fee that rolls into the loan, and an illustrative principal-and-interest payment of about $2,659 a month at 7.40%. There is no VA loan limit if you have full entitlement, and the VA caps what you can be charged in lender fees.

I'm a mortgage loan originator in Palm Bay, and VA loans are the core of my work. Patrick Space Force Base, Cape Canaveral Space Force Station, and the defense and aerospace employers around them mean Brevard County has one of the deepest pools of VA-eligible buyers in Florida. This guide walks through everything I cover in a first conversation: who qualifies, what it actually costs, how much house the numbers support, where VA loans beat the alternatives, and where they don't. The spoke articles linked throughout go deeper on each piece.

## Key numbers (as of October 19, 2026)

- 30-year fixed average (conventional, conforming): 7.40%, Freddie Mac PMMS, week of October 15, 2026. VA rates typically price somewhat below this. ([Freddie Mac](https://www.freddiemac.com/pmms))
- VA funding fee, purchase, first use, under 5% down: 2.15% of the loan amount. Subsequent use: 3.30%. With 5% down: 1.50%. With 10% down: 1.25%. IRRRL refinance: 0.50%. ([VA.gov](https://www.va.gov/housing-assistance/home-loans/funding-fee-and-closing-costs/))
- Funding fee exemption: veterans receiving VA disability compensation, Purple Heart recipients on active duty, and eligible surviving spouses pay $0. ([VA.gov](https://www.va.gov/housing-assistance/home-loans/funding-fee-and-closing-costs/))
- VA loan limit with full entitlement: none. With partial entitlement, Brevard County's 2026 conforming limit of $832,750 is the reference figure. ([FHFA](https://www.fhfa.gov/news/news-release/fhfa-announces-conforming-loan-limit-values-for-2026))
- Brevard County median single-family sale price: $376,018, August 2026. (Space Coast Association of REALTORS)
- 2026 BAH at Patrick SFB (MHA FL059), with dependents: E-5 $2,502/mo, E-6 $2,883/mo, O-3 $2,922/mo. E-5 without dependents: $2,037/mo. ([DTMO](https://www.travel.dod.mil/Allowances/Basic-Allowance-for-Housing/))
- VA residual income guideline, South region, family of four, loan over $79,999: $1,003/month after all debts and housing. (VA Lenders Handbook, Chapter 4)
- VA debt-to-income guideline: 41%, with approvals above that when residual income is strong. (VA Lenders Handbook, Chapter 4)

## Who is eligible for a VA loan?

Eligibility comes from service, not from credit or income. The VA issues a Certificate of Eligibility (COE) to:

- Active-duty service members with at least 90 continuous days of service
- Veterans who meet the minimum service requirement for their era (generally 24 continuous months, or the full period called to active duty, with an other-than-dishonorable discharge)
- National Guard and Reserve members with six creditable years, or 90 days of active service under Title 10 orders (with at least 30 consecutive)
- Surviving spouses of service members who died in service or from a service-connected disability, who have not remarried (with some exceptions after age 57)

I pull the COE electronically for most borrowers in a few minutes using a DD-214 or a Statement of Service from the command. If the VA's system can't find your record, there's a manual route through VA Form 26-1880 that takes longer, so it's worth doing this early. The COE tells us two things: that you're eligible, and how much entitlement you have available. That second number matters more than most people realize.

## Entitlement: why "no loan limit" has a catch

Since 2020, a borrower with **full entitlement** has no VA loan limit. You can buy a $400,000 house or a $900,000 house with $0 down, as long as the income and credit support it. Full entitlement means you've either never used a VA loan, or you've paid off a prior VA loan and sold the property (or had entitlement restored).

If you still have a VA loan open, or you sold a home and let the entitlement stay tied to it, you have **partial entitlement**. The VA then guarantees 25% of the county conforming limit ($832,750 in Brevard for 2026) minus the entitlement already in use. Anything above that guarantee needs a down payment of 25% of the gap. This comes up constantly on the Space Coast: a service member PCSing in from another base who still owns a VA-financed home there often has partial entitlement. It's usually still workable, but the math changes, and it's one of the first things I check.

## What a VA loan actually costs: the funding fee and closing costs

The VA funding fee is the one real cost that's unique to the program. On a first-use, zero-down purchase it's 2.15% of the loan amount. Nearly everyone rolls it into the loan rather than paying it at closing. On Brevard's median single-family price of $376,018:

- Funding fee at 2.15%: $8,084
- Total loan amount: $384,102
- Illustrative principal and interest at 7.40%, 30-year fixed: about $2,659/month
- Same purchase on a subsequent-use VA loan (3.30%): funding fee rises to $12,409
- Same purchase with 5% down ($18,801) on subsequent use: fee drops to 1.50%, or $5,358, because the fee is based on the smaller loan and the lower tier

Those are illustrations using the Freddie Mac conforming average, not quotes. VA rates frequently price below conforming rates, and your actual rate depends on credit, loan size, and the day you lock.

If you receive VA disability compensation at any rating, even 10%, the funding fee is waived entirely. On the example above that's $8,084 you never pay. If your disability claim is pending at closing, you pay the fee, and the VA refunds it once the rating is approved retroactive to before closing. I flag this on every file because I've seen borrowers leave it on the table. I wrote a full breakdown of fee tiers, exemptions, and refunds in [the VA funding fee guide](https://loanswithjohnk.com/va-funding-fee/).

Beyond the funding fee, a VA loan has normal closing costs: title, recording, appraisal, prepaid taxes and insurance, and lender fees. Three VA rules help here:

- The lender's origination charge is capped at 1% of the loan amount flat, and certain "non-allowable" fees can't be charged to you at all.
- The seller can pay up to 4% of the price in concessions toward your costs, on top of normal closing-cost contributions. In a Brevard market with growing inventory, seller-paid costs are very negotiable right now.
- There is no monthly mortgage insurance, ever, regardless of down payment.

## VA vs. conventional vs. FHA on a Brevard median home

Zero down is the headline, but the no-PMI rule is where the VA loan wins over time. Here's the same $376,018 house three ways, all at the 7.40% illustrative rate:

- **VA, $0 down, first use:** loan $384,102 including funding fee; P&I about $2,659; no mortgage insurance.
- **Conventional, 5% down ($18,801):** loan $357,217; P&I about $2,473; plus private mortgage insurance of roughly $150/month at a typical rate for 95% financing (varies by credit). Total about $2,623 until PMI drops off, but you had to bring $18,801 plus closing costs.
- **FHA, 3.5% down ($13,161):** a 1.75% upfront mortgage insurance premium rolls in, and annual MIP of 0.55% stays on the loan for its entire life at that down payment. On this price that's roughly $165/month that never goes away without refinancing.

The VA payment is slightly higher than the conventional-with-PMI payment because the loan is bigger (no down payment, plus the fee). But the VA buyer kept $18,801 in the bank. For a family arriving on a PCS with moving costs, a deposit on nothing yet, and a BAH that starts the day they report, that cash cushion usually matters more than $36 a month. The honest trade-off: if you have 20% down and strong credit, a conventional loan with no PMI and no funding fee can be the cheaper path, and I'll tell you so if the numbers say it.

## How much house can a VA loan buy on the Space Coast?

VA underwriting looks at two things: debt-to-income (guideline 41%, flexible) and residual income, which is what's left after housing, debts, and taxes. For a family of four in the South region on a loan over $80,000, the VA wants at least $1,003 a month of residual income. Residual income is the number that most often decides a VA approval, and it's why VA loans can be approved at a DTI that a conventional loan would reject.

A quick illustration for an E-6 with dependents at Patrick SFB:

- 2026 BAH: $2,883/month, tax-free, and it counts as qualifying income
- Illustrative PITI on the $376,018 median home at 7.40%: about $3,254 (P&I $2,659, property taxes about $345 with homestead, insurance illustrated at $250)
- BAH covers roughly 89% of that payment before base pay is touched

Base pay, BAS, and a working spouse's income fill the rest, and the lender grosses up tax-free BAH and BAS when calculating DTI. For most mid-career enlisted families, the median Brevard home is reachable with room to spare; for junior enlisted, the right target is often the $280,000 to $330,000 range in Palm Bay, West Melbourne, or Cocoa, where the payment lands closer to BAH. I run this exact calculation in [the Patrick SFB BAH guide](https://loanswithjohnk.com/patrick-sfb-bah-mortgage/), grade by grade.

## Credit, income, and the things that trip up VA files

The VA itself sets no minimum credit score. Lenders do, and most sit at 580 to 620 for VA. Because I shop 240+ wholesale lenders, I can usually place a file with a lower score somewhere, though the rate will reflect it. A few things I watch for on Space Coast VA files:

- **Orders and PCS timing.** A buyer under orders to Patrick can close before reporting, with the lender relying on the orders and a projected BAH. Occupancy must begin within 60 days of closing (longer with an approved exception), and a spouse can satisfy occupancy if the service member is deployed.
- **Separation within 12 months.** If you're leaving service inside a year, the lender needs evidence of post-service income: a job offer letter, re-enlistment, or retirement/disability income that's already approved.
- **Recent military-to-civilian career changes.** New civilian jobs in the same field count immediately. New self-employment generally needs a two-year history.
- **Collections and judgments.** VA is more forgiving than conventional here, but federal debts (student loans, tax liens) must be current or in a repayment plan.

## The VA appraisal and the Brevard housing stock

The VA appraisal is a normal valuation plus a Minimum Property Requirements (MPR) check. The home has to be safe, structurally sound, and sanitary. On the Space Coast that most often means:

- Roof condition and remaining life, which also drives your insurance quote
- Peeling paint on pre-1978 homes (lead-based paint rule), common in older Cocoa, Eau Gallie, and Titusville neighborhoods
- Working HVAC, water heater, and no active leaks or wood-destroying-organism damage; the VA requires a termite inspection in Florida
- Private wells and septic systems, found in parts of Palm Bay, Grant-Valkaria, and Mims, need water testing and a septic evaluation

Sellers sometimes still believe "VA appraisals are a hassle." In practice, the repairs flagged are things any buyer would want fixed, the seller doesn't have to make them (we can negotiate who does), and VA appraisal turn times on the Space Coast have been running close to conventional. If the appraisal comes in low, the VA's Tidewater process lets us submit comparable sales before the value is finalized, and the VA escape clause lets you walk away with your earnest money if it still falls short.

## Florida and Brevard specifics worth knowing

- **Homestead exemption.** Once the home is your primary residence as of January 1, you file for homestead with the Brevard County Property Appraiser, which removes up to $50,000 of assessed value and caps future assessment increases at 3% a year. Totally and permanently disabled veterans may qualify for a full exemption; veterans with a 10%+ service-connected disability get an additional $5,000 off. Florida's Amendment 3 on the November ballot could change the homestead picture; see [my Amendment 3 explainer](https://loanswithjohnk.com/florida-amendment-3-property-tax/).
- **Property taxes reset at sale.** The seller's low capped tax bill is not your tax bill. I set escrows on the reset amount from day one so you don't face a shortage after the first year. [Here's why that matters.](https://loanswithjohnk.com/escrow-shortage-florida/)
- **Insurance.** Wind coverage and roof age drive premiums here. A four-point inspection and wind mitigation report can cut the premium meaningfully; get quotes during your inspection period, not the week of closing.
- **Florida Hometown Heroes.** Active military, veterans, and many defense-sector employees can layer Florida's Hometown Heroes down payment and closing-cost assistance on top of a VA loan when funding is available. Details in [the Hometown Heroes guide](https://loanswithjohnk.com/florida-hometown-heroes/).
- **Condos.** A condo has to be on the VA-approved list, or the lender submits it for approval. Many beachside buildings in Cocoa Beach, Satellite Beach, and Indialantic are approved; some aren't, and post-2021 Florida condo reserve laws have made approval harder for older buildings. Check before you write an offer.

## Using a VA loan more than once, and refinancing later

VA entitlement is reusable. The common Space Coast pattern: buy at Patrick on a VA loan, PCS out, keep the house as a rental, and buy again at the next station with remaining entitlement (or restored entitlement after selling). The subsequent-use funding fee of 3.30% is the cost of doing that with $0 down; a 5% down payment cuts it to 1.50%.

Two refinance options stay available for life:

- **IRRRL (streamline):** VA-to-VA rate reduction with no appraisal, no income verification, and a 0.50% funding fee. Useful if rates fall from where you locked.
- **VA cash-out:** up to 100% of value with most lenders (90% is more common), with the full 2.15% or 3.30% fee.

A refinance only makes sense when the savings clear the costs inside the time you'll keep the loan. I'll run that math honestly, and if it doesn't pencil, I'll say so.

**From my files:** The most common surprise I see isn't the funding fee or the appraisal. It's partial entitlement. A service member arriving at Patrick who bought at a previous duty station on a VA loan and kept it as a rental still has entitlement to buy here, but the amount is reduced by what's tied up in the first house. We check the COE in the first conversation, before anyone looks at listings, so the budget we set is the real one.

## FAQ

**Can I use a VA loan for a rental or investment property?**
Not directly. VA loans are for a primary residence. You can buy a 2- to 4-unit property, live in one unit, and rent the others, and you can keep a former VA-financed home as a rental after you move.

**Do I need a down payment at all?**
No, with full entitlement. A down payment of 5% or 10% lowers the funding fee and the payment, and can help on a partial-entitlement purchase, but it's never required by the VA.

**Is there a VA loan limit in Brevard County?**
Not with full entitlement. With partial entitlement, the 2026 conforming limit of $832,750 is used to calculate the VA guaranty.

**Can my spouse's income count?**
Yes, if your spouse is on the loan. In Florida, a non-borrowing spouse's debts generally don't count against you, unlike community-property states.

**Can a VA loan be assumed?**
Yes. A VA loan can be assumed by another VA-eligible buyer, or by a civilian buyer with lender approval, which can be a real selling point if you locked a low rate. Your entitlement stays tied to the loan unless the buyer is a veteran who substitutes their own.

**How long does a VA loan take to close on the Space Coast?**
Typically 25 to 35 days from contract, similar to conventional. The appraisal is usually the pacing item.

**What if I'm stationed at Patrick but want to buy in Orlando?**
Reasonable commuting distance is acceptable for VA occupancy. Brevard to Orlando is routinely approved; the lender documents the commute.
