FAQ

Everything you're wondering, answered straight.

Still have a question after these? That’s what the first call is for — no credit pull, no pressure.

How much do I need for a down payment?

Less than most people think — some programs start at zero, and there's assistance many buyers miss.

What are closing costs, really?

Real, but not fixed. They typically run a few percent of the loan amount, and they can often be reduced or covered through seller concessions, lender credits, and program assistance. Structuring that well is part of my job.

Why use a broker instead of a bank?

A bank can only offer you the bank. A broker can offer you the market. I put your file in front of 240+ lenders and let them compete for it, instead of being stuck with one lender's shelf.

Why work with Loan Factory specifically?

It's the platform behind me — 240+ lenders and 20,000+ five-star reviews. That reach and support let me focus on the one thing that matters: finding the lender that actually fits your file.

What happens if one lender turns me down?

One lender's "no" tells me where the door is, not that it's locked. Putting the same file in front of a broader set of lenders is often the entire difference.

What if my credit isn't great?

Then you're in the right place. There are programs built for exactly that, and I'll tell you honestly what would help if waiting makes sense.

I'm self-employed — does my income count?

Yes. Write-offs, a newer business, or seasonal income don't have to sink you — I work with lenders who underwrite on bank statements instead of tax returns, because W-2 math was never built for how business owners get paid.

What credit score do I actually need?

It varies by lender, but FHA is generally the most forgiving mainstream option — often lower than people fear. Let's find out where you actually stand instead of guessing.

Do I have to know exactly what I want before I call?

No. "I don't know where to start" is the most common opening line I hear — and a perfectly good one.

What does it actually cost to just talk to you?

Nothing. The first conversation is about 15 minutes, no credit pull, no obligation — you'll leave knowing where you stand.

More lenders, no hidden incentive, and an honest answer either way.
